This land is located in the core area of ​​Caohejing Development Zone. It is used for scientific research and design with a term of 50 years. If calculated according to the information disclosed in the pre-contract, the above-ground building area of ​​the land is about 98,000 square meters, which is equivalent to MiHoYo only spending about 11,000 yuan per square meter to complete the deal. Comparing the price of xh212d-01, a scientific research and design land in the same area, with a price of about 15,000 yuan/square meter, MiHoYo's transaction price is also a good deal.


Of course, there are certain conditions for obtaining preferential policies for scientific research and design land. In the transfer document of this land, it is clear that this land will focus on building a comprehensive international innovation community with a concentration of innovation and entrepreneurship elements, and introduce the headquarters of Yuanshi industry and digital entertainment leading companies.

The pre-contract states that the sales revenue of the enterprise on the land parcel must be no less than RMB 1,599,983,400 per year, the total tax revenue must be no less than RMB 3,333,230,400 per year, and the tax output intensity must be no less than RMB 187,214.91 per square meter per year.

At the same time, the contract also stated that the above data is the three-year average standard of the group from 2023 to 2025. The tax standard will be reached in 2026 and subsequent years, which will need to be separately negotiated with the district industrial department.

In other words, to win this land, MiHoYo needs to ensure that the tax revenue it contributes for three consecutive years from 2023 to 2025 reaches approximately 3.3 billion. To some extent, this also reflects MiHoYo's current strength and their optimism for future development.


According to the contract information, after miHoYo acquires the land, it will start building its own R&D headquarters within 12 months after the land is handed over and complete it within 60 months after the land is handed over.
